South Britannia

South Britannia is a master-planned community on the shore of Howe Sound at Britannia Beach, British Columbia, built on a former rock quarry beside Highway 99 between Vancouver and Squamish. Its anchor amenity is a Wavegarden Cove that would be Canada's first full-size surf lagoon. The site is about 45 minutes north of Vancouver, 20 minutes south of Squamish, and an hour from Whistler.

The Squamish-Lillooet Regional District has approved rezoning for roughly 1,050 homes across the full build-out, made up of about 900 market units and 150 rental and non-market affordable apartments, with townhouses and apartments rather than detached lots. Tourist accommodation is planned alongside the homes, including a surf hotel, a waterfront lodge, cabins, and glamping, plus roughly 43,000 square feet of retail and restaurant space and a transit hub on the highway.

Phasing puts the amenities first. Phase One, from 2026 to 2029, covers the surf park, beach house, cabins, saunas, and mountain bike trails, with a development permit application for the pool and its Hub building submitted in July 2026. Homes, retail, the surf hotel, and a daycare follow from 2030, with full community build-out running toward 2035. No home pricing has been released; the developer has previously said pricing would track Squamish-area values.

Note the timeline history before treating any date as fixed. The project was introduced in 2019, earlier filings pointed at waves by 2027, and the current target for first surf is 2029.
