Zion Shores is a private surf community taking shape near Washington, Utah, just outside St. George and about a half hour from Zion National Park. It is one of the first residential developments in the US built around its own wave: a 9-acre lagoon combining American Wave Machines' PerfectSwell Zion, billed as the largest PerfectSwell yet, with two next-generation UNIT surf pools for standing and point-break waves.
The plan calls for 65 residences, 43 single-family waterfront homes and 22 townhomes, plus waterfront lots for custom builds starting at $800,000, with lagoon access from the backyard. Membership in the surf club comes with ownership. Beyond surfing, residents get a resort clubhouse, wellness facilities, and quick access to southern Utah's mountain biking, hiking, and off-road terrain. The project broke ground in June 2025 and is in vertical construction, with the lagoon targeted to open in 2027.
The community is anchored by a PerfectSwell + UNIT Surf Pool wave lagoon. It shares its surf with Zion Shores.
