Zion Shores

Zion Shores is a 140 million dollar luxury surf club community under construction in Washington, Utah, about 20 minutes from St. George, from the team behind Southern Shores. It has 65 properties around a 9-acre community lagoon and three wave pools: a PerfectSwell pool the developer calls the largest in the world, a UNIT Dynamic Wave and a UNIT Standing Wave. Ground was broken in July 2025, vertical construction began in November 2025, and the PerfectSwell wave-generation structure was going up in January 2026. In May 2026 founder Cody Larkin told KUTV the project was about halfway through construction and expected to open in about 16 months. By July the developer reported all three surf pools in advanced stages of construction, the first custom homes underway, townhome framing in progress and base work started on the main lagoon channels.

Three pools. The PerfectSwell pool from American Wave Machines uses air pressure to create waves that replicate point, beach and reef breaks. The UNIT Dynamic Wave generates moving wave pockets that give about 20-second rides from one side to the other, with adjustable height and speed. The UNIT Standing Wave is aimed at beginners and trick training, with a face adjustable from 1 to 6 feet.

Owners and members first; KUTV reports the 65 homes will be short-term rentals and the lagoons open for hourly use, though a public booking model has not been published. The range of waves covers first-timers through advanced surfers.

No session prices have been announced. The developer does not publish a price list for its 65 properties; ownership options include custom lots, single-family homes, townhomes and fractional ownership.
