Zion Shores, the surf club community under construction in Washington, Utah, is expected to open around late 2027. In May 2026 founder Cody Larkin told KUTV the project was about halfway through construction and about 16 months from opening. No exact date has been announced.
Where the build is
Ground was broken in July 2025 and vertical construction began that November. In January 2026 the wave-generation structure for the PerfectSwell pool was going up, and by May the concrete footings for both UNIT wave machines were poured, 520 cubic yards for one and 1,280 for the other, each in a single continuous pour. By July the developer reported all three surf pools in advanced stages of construction, the first custom homes underway and townhome framing in progress.
Three waves
The PerfectSwell pool from American Wave Machines uses air pressure to create waves modelled on point, beach and reef breaks; the developer calls it the largest in the world. The UNIT Dynamic Wave makes moving wave pockets for rides of about 20 seconds, and the UNIT Standing Wave is aimed at beginners and trick training, with a face adjustable from 1 to 6 feet.
Who can surf it
Zion Shores is a luxury residential club first, with 65 properties around a 9-acre community lagoon, and how non-owners will book sessions has not been confirmed.
Good to Know
The site is about 20 minutes from St. George, St. George Regional Airport is about 10 minutes away, and Springdale at the entrance to Zion National Park is about an hour.
