Ocean Kamp is a 92-acre mixed-use development rising on the former Valley Drive-In and swap-meet site off State Route 76 in Oceanside, California. At its center is a 3.5-acre programmable surf lagoon, using pneumatic wave technology similar to Kelly Slater's Surf Ranch, with the vendor not yet publicly confirmed.
The plan includes up to 667 all-electric homes across single-family houses, condos, townhomes, and apartments, with 10 percent set aside as affordable housing, plus a 300-room hotel and about 134,000 square feet of commercial and office space. Developed by N4FL Worldwide, the project has finished most of its mass grading, with the lagoon targeted for early 2026 and vertical construction starting in spring 2026, aiming to have the wave ready for the 2028 Los Angeles Olympics.
The community is anchored by a Pneumatic wave lagoon (vendor to be announced) wave lagoon. It shares its surf with Ocean Kamp.
