Ocean Kamp is a 92-acre mixed-use development on the former Valley Drive-In and swap-meet site off State Route 76 in Oceanside, California. At its center is a planned 3.5-acre programmable surf lagoon; the wave technology has not been confirmed, though developer Jon Corn has said the project is leaning toward pneumatic technology of the kind used by PerfectSwell.
The plan includes up to 667 all-electric homes, a 300-room hotel and about 134,000 square feet of commercial and office space. Developed by N4FL Worldwide, the project has spent years in environmental litigation, archaeological review and site preparation, including raising the ground 10 to 12 feet. In October 2025 Corn said mass grading was nearly complete and vertical construction was targeted for spring 2026, with the goal of having the lagoon ready before the 2028 Los Angeles Olympics. No update on that start has been published.
The community is anchored by a Not yet announced (developer leaning toward pneumatic) wave lagoon. It shares its surf with Ocean Kamp.
