Ocean Kamp is a 92-acre mixed-use development rising on the former Valley Drive-In and swap-meet site off State Route 76 in Oceanside, California. At its center is a 3.5-acre programmable surf lagoon, using pneumatic wave technology, with the vendor not yet publicly confirmed.
The plan includes up to 667 all-electric homes across single-family houses, condos, townhomes, and apartments, with 10 percent set aside as affordable housing, plus a 300-room hotel and about 134,000 square feet of commercial and office space. Developed by N4FL Worldwide, the project has finished most of its mass grading. Earlier targets of an early-2026 lagoon and spring-2026 vertical construction have both passed without a confirmed update, and the stated goal remains having the wave ready before the 2028 Los Angeles Olympics.
The community is anchored by a Pneumatic wave lagoon (vendor to be announced) wave lagoon. It shares its surf with Ocean Kamp.
