A large, city-backed surf resort under construction in North Texas, with late 2027 as the phase one target.
Cannon Beach is a 200 million dollar surf and adventure resort under construction on a 35-acre site at the northeast corner of Stacy Road and State Highway 121 in McKinney, north of Dallas. It is delivered by Cannon Development with the City of McKinney and its economic and community development corporations, and The Inertia reports it comes from developer Cole Cannon, who also created Revel Surf in Mesa, Arizona. Ground was broken on 15 December 2025; Visit McKinney gives late 2027 for phase one. In September 2026 the McKinney EDC approved a budget amendment that lets 20.9 million dollars in land-sale proceeds fund the project: the developer agreed to pay about 23 million dollars for the land and can have up to nearly 21 million of it forgiven as construction milestones are met.
A 3-acre lagoon with an A-frame wave that breaks both left and right, according to an October 2026 email from Cannon's spokesperson reported by the Dallas Business Journal; a September 2026 state (TDLR) filing puts the surf amenity at 143,445 square feet, about 3.3 acres, at an estimated $6 million. Visit McKinney and Bisnow had described four acres earlier in 2026. The Inertia reports it will be powered by the same technology used in Mesa, where Revel Surf runs Swell Manufacturing (SwellMFG). No wave menu has been published.
Dallas-Fort Worth families and surfers once it opens. Plans include a resort hotel with a rooftop pool, a lazy river, mineral hot springs, cliff diving and a skate park, so it is aimed at a wide audience beyond surfers.

When does Cannon Beach open?
Cannon Beach is under construction, with opening expected late 2027. Early reports gave mid-2027 as the earliest opening for phase one; Visit McKinney now says late 2027. Rough excavation of the lagoon was complete by early October 2026, and the state filing expects construction of the surf amenity to wrap up in March 2027, which is a construction date, not an opening date. A resort this size phases in, so expect parts of it to open after the lagoon.
