Ground has broken on the biggest surf project in the Dallas-Fort Worth area, with a three-acre SwellMFG lagoon at its center. Late 2027 looks plausible for phase one.
Cannon Beach is a 200 million dollar surf and adventure resort that broke ground in December 2025 on a 35-acre site at Stacy Road and Highway 121 in McKinney, north of Dallas. From the team behind Arizona's Revel Surf, it pairs a three-acre SwellMFG lagoon with a hotel, hot springs, skate park, and entertainment district, with phase one projected for late 2027.
Plans center on SwellMFG wave technology, the same system running at Revel Surf in Arizona. The centerpiece is a three-acre surf lagoon producing traveling waves that break toward the beach in an A-frame split peak, with lefts and rights running simultaneously and rides reported in the 10 to 12 second range. The published wave menu spans mellow peelers through wedging barrels, so the lagoon is built to serve beginners and experienced surfers in the same footprint.
Dallas-Fort Worth families and surfers when it opens: 400,000 annual visitors are projected. Combined with Fireside Surf and Waco, Texas is building the densest wave scene between the coasts.
No pricing announced. Revel Surf's Arizona pricing, sessions around 119 dollars, is the closest sister-project reference.
Nothing to book yet. McKinney is 35 minutes north of Dallas; Fireside Surf at Grandscape covers the area's standing-wave needs in the interim.
