Cannon Beach, the surf and adventure resort going up in McKinney, north of Dallas, is targeting late 2027 for its first phase, according to Visit McKinney. Early reports gave mid-2027 as the earliest opening. No exact date or prices have been announced.
Where the build is
Ground was broken on 15 December 2025 on a 35-acre site at the northeast corner of Stacy Road and State Highway 121. The project is delivered by Cannon Development with the City of McKinney and its economic and community development corporations. In September 2026 the McKinney Economic Development Corporation released 20.9 million dollars in land-sale proceeds to the project: the developer agreed to pay about 23 million dollars for the land, and up to nearly 21 million of that can be forgiven as construction milestones are met. The public money follows the build.
The wave
The lagoon was described as three acres in the December 2025 groundbreaking release and four acres in 2026 reporting by Visit McKinney and Bisnow. Surfer reports it will use Swell Manufacturing technology, the system at Revel Surf in Mesa, Arizona, which comes from the same team. No wave menu has been published.
Getting there
The site is about 35 minutes from Dallas by car and, per Visit McKinney, eight minutes from McKinney's historic square.
Good to Know
