The Desperado is a 450-acre residential community taking shape next to Waco Surf, the PerfectSwell wave park north of Waco, Texas, and one of the first inland neighborhoods in the US built around surfing. Plans call for 88 for-sale residences: 44 standalone three to five bedroom homes and 44 duplex townhomes, all 3D-printed by ICON to designs by the architecture studio Firmah, priced from $1.6 million.
Homeowners get two surf lagoons and the Shredmill standing wave alongside a 25-acre lake, a golf course, a Nordic spa, pickleball, a pump track, climbing, and miles of trails. The homes are arranged in four sections named Crest, Pocket, Swell, and Wake. Waco Surf is taking founder reservations ahead of a groundbreaking in the summer of 2026, with the first homes and the new lagoon expected to be delivered in 2027.
The community is anchored by a PerfectSwell (American Wave Machines) wave lagoon. It shares its surf with Waco Surf.
