The Desperado is a residential community planned on Waco Surf's 450 acres north of Waco, Texas, which Waco Surf calls America's first inland surf-centered neighborhood. Plans call for 88 for-sale homes around two surf lagoons, a golf course and a 25-acre lake. The sales site advertises homes starting at $1.6 million and previews ICON homes as coming soon.
Planned amenities include a spa, work and meeting spaces, horseback riding, RV camping and trails, and the homes are arranged in four sections named Crest, Pocket, Swell and Wake. Founders, the first buyers to place a deposit on a lot, get priority lot selection and surf bookings. The summer 2026 groundbreaking target has passed, and the sales site now says construction begins in 2027.
The community is anchored by a PerfectSwell (American Wave Machines) wave lagoon. It shares its surf with Waco Surf.
